Crawl Space Encapsulation & Vapor Barrier - River Road Area Pier-and-Beam
We get a lot of calls from the River Road area where the Guadalupe River valley holds moisture against pier-and-beam foundations. This crawl space had thin 6-mil poly that rodents had shredded, bare earth releasing humidity, and floor joists showing early fungal growth. We removed the damaged material, graded the earth, installed a 20-mil reinforced vapor barrier sealed at all seams and piers, and added a Santa Fe dehumidifier with condensate pump. Spray Foam Insulation - New Construction in Esperanza
The builder on this Esperanza home wanted closed-cell spray foam for the walls and open-cell for the roof deck - a hybrid approach that works well in Boerne’s hot summers and occasional hard freezes. We applied 3 inches of Icynene closed-cell to the 2×6 walls for R-21 plus air sealing, and 5.5 inches of open-cell to the roof deck for R-20 with vapor permeability. The blower-door test came in at 2.4 ACH50 - well below the 5.0 code maximum and tight enough that the HVAC contractor could downsize the system by half a ton.
Radiant Barrier Installation - Timberwood Park Home with Dark Shingle Roof
Dark architectural shingles on this Timberwood Park home were pushing attic temperatures past 140°F in July, forcing the ductwork to sweat and the AC to run continuously. We installed a perforated radiant barrier - foil-faced OSB on new decking in the areas where we replaced rotten sheathing, plus foil stapled to the rafters in the remaining sections with a 3/4-inch air gap. Attic temperature dropped to 108°F on the same 102°F day the following summer. The homeowner’s peak demand charge from CPS Energy fell by $40 monthly.
Insulation Removal & Replacement - Attic Rodent Damage in Boerne Proper
A homeowner near Main Street called after finding roof rat droppings throughout their attic during a HVAC repair.
