Insulation Before & After in Boerne, TX

We’ve insulated and sealed more than 9,000 homes since 2016, and every job closes with a Documented Photo Record. These are the transformations we see week to week in Boerne - attics that went from leaking conditioned air to tight building envelopes, crawl spaces that stopped breeding moisture problems, and utility bills that finally matched what the house should cost to run.

Attic Air Sealing & Blown-In Insulation - Vintage Fair Oaks Ranch Home

Before: Unsealed attic floor with visible gaps around top plates and recessed light fixtures
Before: Unsealed attic floor with visible gaps around top plates and recessed light fixtures
After: Sealed attic floor with blown-in fiberglass insulation at proper depth
After: Sealed attic floor with blown-in fiberglass insulation at proper depth

This 1984 home in Fair Oaks Ranch had original fiberglass batts laid flat at R-19, well below the R-38 to R-60 we recommend for the Hill Country climate. Worse, the attic floor was never sealed - can lights, top plates, and plumbing chases were pumping conditioned air straight into the vented attic. We air-sealed every penetration with fire-rated caulk and foam, then blew in Owens Corning AttiCat to R-49. The blower-door test read 3,800 CFM50 before sealing and 2,100 after. The homeowner’s August electric bill dropped from $340 to $210.

Crawl Space Encapsulation & Vapor Barrier - River Road Area Pier-and-Beam

Before: Exposed crawl space with standing water and failing polyethylene sheeting
Before: Exposed crawl space with standing water and failing polyethylene sheeting
After: Fully encapsulated crawl space with sealed vapor barrier and dehumidification
After: Fully encapsulated crawl space with sealed vapor barrier and dehumidification

We get a lot of calls from the River Road area where the Guadalupe River valley holds moisture against pier-and-beam foundations. This crawl space had thin 6-mil poly that rodents had shredded, bare earth releasing humidity, and floor joists showing early fungal growth. We removed the damaged material, graded the earth, installed a 20-mil reinforced vapor barrier sealed at all seams and piers, and added a Santa Fe dehumidifier with condensate pump. The relative humidity dropped from 78% to 52% within 48 hours. Under Haven Standard: Arrive on schedule, you get a named technician and a text when they are on the way.

Spray Foam Insulation - New Construction in Esperanza

Before: Open wall cavities in new construction before insulation
Before: Open wall cavities in new construction before insulation
After: Closed-cell spray foam insulation at proper thickness in wall cavities
After: Closed-cell spray foam insulation at proper thickness in wall cavities

The builder on this Esperanza home wanted closed-cell spray foam for the walls and open-cell for the roof deck - a hybrid approach that works well in Boerne’s hot summers and occasional hard freezes. We applied 3 inches of Icynene closed-cell to the 2×6 walls for R-21 plus air sealing, and 5.5 inches of open-cell to the roof deck for R-20 with vapor permeability. The blower-door test came in at 2.4 ACH50 - well below the 5.0 code maximum and tight enough that the HVAC contractor could downsize the system by half a ton.

Radiant Barrier Installation - Timberwood Park Home with Dark Shingle Roof

Before: Attic with no radiant barrier under dark asphalt shingle roof
Before: Attic with no radiant barrier under dark asphalt shingle roof
After: OSB radiant barrier installed to roof deck with proper air gap
After: OSB radiant barrier installed to roof deck with proper air gap

Dark architectural shingles on this Timberwood Park home were pushing attic temperatures past 140°F in July, forcing the ductwork to sweat and the AC to run continuously. We installed a perforated radiant barrier - foil-faced OSB on new decking in the areas where we replaced rotten sheathing, plus foil stapled to the rafters in the remaining sections with a 3/4-inch air gap. Attic temperature dropped to 108°F on the same 102°F day the following summer. The homeowner’s peak demand charge from CPS Energy fell by $40 monthly.

Insulation Removal & Replacement - Attic Rodent Damage in Boerne Proper

Before: Contaminated insulation with rodent droppings and compressed batts
Before: Contaminated insulation with rodent droppings and compressed batts
After: Sanitized attic with new blown-in insulation and rodent-proofing measures
After: Sanitized attic with new blown-in insulation and rodent-proofing measures

A homeowner near Main Street called after finding roof rat droppings throughout their attic during a HVAC repair. The existing cellulose was saturated with urine and compressed to half its original R-value. We removed all contaminated material, HEPA-vacuumed the deck, applied botanical sanitizer, sealed every entry point with 1/4-inch hardware cloth and copper mesh, then blew in GreenFiber cellulose treated with borate to R-49. The Documented Photo Record showed 47 sealed penetrations and the final blower-door reading of 2,600 CFM50. No callbacks in 14 months.

Wall Insulation & Attic Air Sealing - 1990s Home in Balcones Creek

Before: Empty wall cavities with minimal insulation from original construction
Before: Empty wall cavities with minimal insulation from original construction
After: Dense-pack cellulose insulation filling wall cavities completely
After: Dense-pack cellulose insulation filling wall cavities completely

This Balcones Creek home was built in 1992 with empty 2×4 walls - no insulation at all - and a leaky attic that let the Hill Country wind whistle through the eaves. We dense-packed the walls with GreenFiber cellulose at 3.5 pounds per cubic foot for R-13 plus significant air sealing, then sealed the attic floor and blew in fiberglass to R-49. The before-and-after blower-door numbers were 4,500 CFM50 and 2,400 CFM50. The homeowner said the house finally felt “banked” - temperature holds steady for hours instead of minutes when the system cycles off.
